Property management in Brussels: what does it include and what does it cost?
What property management covers in Brussels, how fees are calculated and the questions to ask before entrusting your property to a management company.

Entrusting your property to a manager means delegating rent collection, tenant relations, technical and administrative matters. You still need to know exactly what you are buying: two offers at the same percentage can cover very different services.
What full management covers
- Collecting rents and paying charges and invoices.
- Following up indexations, service charge settlements and arrears.
- Day-to-day relations with the tenant and the building manager.
- Technical follow-up: repair requests, quotes, contractors, mandatory maintenance.
- Handling insurance claims and, where necessary, disputes.
- Regular reporting to the owner.
How fees are calculated
Most management companies charge a percentage of rents actually received, excluding VAT, often with a monthly minimum. Some one-off services are charged separately: opening the file, handling a claim or litigation, supervising major works. Fees are deducted from rents each month.
Questions to ask before signing
- Do the rents go into a designated client account opened for my file alone, rather than an account shared by all clients?
- Which services are included, and which are charged extra?
- How often will I receive a report, and in what form?
- Who will be my contact, and how can I reach them?
- What is the term of the agreement and the notice to end it?
- Is the company licensed by the IPI?
