A designated client account for your file alone
Each owner has their own designated client account: an individual bank account reserved for their file and separate from the agency's funds. Rents are collected into it, invoices are paid from it, and the balance is transferred to you. Your money is never mixed with another client's.
A report every month
Rents received, charges, invoices, fees and balance transferred: every month, a management report per property. A clear document, easy to file and pass on to your accountant.
A manager who knows your property
A manager follows your file over time. They know the building, the tenants, the building manager and your preferences, so you never have to explain everything again.
Your obligations, tracked for you
Boiler maintenance, smoke detectors, EPB certificate, indexations, insurance: every deadline is planned and checked in our tracking tools, property by property.

A single home or an entire portfolio, already let or not: we pick up your file where it stands.

Reviewing your file
We go through each property with you: current leases, tenants, deposits, service charges, technical condition and outstanding obligations.

The management agreement
You receive a written proposal, fees included. Once signed, we open your file and your designated client account.

Taking over the file
We gather leases, deposits, insurance and maintenance contracts, inform each tenant of the change of manager and the new payment details, then check indexations and legal deadlines.

Day-to-day management
Rents, charges, technical matters, claims and disputes. You are informed every month and consulted on every important decision.
A vacant home or a lease coming to an end? We also take care of letting : rent valuation, viewings, tenant selection and a new lease.
Transparency
Clear management, month after month.
Every month, you receive the management report for your properties: rents received, expenses incurred, fees deducted.
For any significant expense, you are consulted before we commit to the works.
And your manager remains available for every question, without waiting for the end of the month.
Frequently asked questions
Yes. We manage single flats as well as portfolios of several dozen homes, with the same level of care.
Current leases remain unchanged. Each tenant receives a letter introducing BDW Invest as the new manager, with the payment details to use.
You receive the management report for each property every month. Your manager is available for any question and lets you know as soon as a decision is needed.
You do. We present the quotes and wait for your approval before any significant expense. In an emergency, we take the necessary protective measures and inform you immediately.
We follow up quickly, then send reminders and formal notices. If needed, we prepare and follow the litigation file. Rent default insurance is available as an option.
Yes, under the notice conditions set out in the agreement, which are presented to you before signing.
