EPB certificate, smoke detectors, boiler inspection, lease registration: a Brussels landlord's deadlines, and who takes care of them.

A let property in Brussels comes with recurring obligations. None is complicated, but missing one can block indexation, expose you to liability after an incident or complicate an insurance claim. Since November 2024, Brussels tenants must also have fire insurance: ask for their certificate.

The EPB certificate

It shows the home's energy performance, from A to G. It must exist before letting and be given to the tenant. Without a valid certificate, the rent cannot be indexed.

Smoke detectors

A 2023 regional regulation requires compliant optical detectors in all homes. Their number depends on the layout: at least one in a studio, and on every level and in every room on the escape route in larger homes. The landlord installs and replaces them; the tenant dusts them and reports any fault in writing.

The boiler

In Brussels, a periodic inspection is mandatory every two years for gas and every year for oil, by a technician approved by Brussels Environment. In practice it is carried out with the servicing. The lease states who arranges it. In any case, keep a copy of the certificate: it will be decisive after a breakdown or a claim.
